With a 95% approval rate, most people who come to us get approved. If you have income and can make a payment, there's a good chance we can help—regardless of your credit history.
Basic Requirements
Stable Income
You need verifiable income—either employed, self-employed, or receiving benefits (CPP, disability, pension). Typically, lenders want to see at least 3 months at your current job or income source.
Alberta Residency
You must be a resident of Alberta. We serve Edmonton, Calgary, Red Deer, and everywhere in between—including smaller communities throughout the province.
Valid ID
You'll need valid government-issued identification. A driver's license is ideal, but other forms of ID can work too.
Ability to Make Payments
Your income needs to support the payment. We help you understand what you can realistically afford so you don't overextend yourself.

Documentation You'll Need
When you're ready to proceed with an application, here's what lenders typically want to see:
Proof of Income
- • Recent pay stubs (last 2-4 weeks)
- • Employment letter (for some lenders)
- • Notice of Assessment (self-employed)
- • Benefit statements (CPP, disability, pension)
Identification
- • Valid driver's license
- • Or other government-issued photo ID
Proof of Residence
- • Utility bill in your name
- • Bank statement showing address
- • Or lease/rental agreement
Banking Information
- • Void cheque or direct deposit form
- • Recent bank statements (some lenders)
Note: Not all documents are required for every application. We'll tell you exactly what you need based on your specific situation.
What Doesn't Disqualify You
Many people assume they can't get approved because of their situation. Here's what doesn't automatically disqualify you:
- A low credit score – We have lenders who work with scores as low as 400.
- Past bankruptcy – Even if you're still in bankruptcy, options exist.
- Being new to your job – Some lenders approve with just 3 months at a new employer.
- Being self-employed – We work with entrepreneurs and gig workers regularly.
- Having no down payment – While down payment helps, $0 down options exist.
- Your age – We help first-time buyers and seniors alike.
